Community Roots, Entrepreneurial Growth

Halabu P.C. was started in 1985 by attorney Shamil E. Halabu with the goal of helping small business owners like himself. Today, the firm has grown both in size and in areas of expertise.

Shamil is now joined by his son Peter and daughter Liz in providing a one-stop shop for the needs of real estate and business entrepreneurs. Not only can Halabu P.C. provide the necessary legal services involved in businesss transactions, we can also provide title insurance services, financing and lending services, and 1031 exchange tax-deferral services, all with the same personnel.

Halabu P.C. is particularly integrated in the local Chaldean community. Our firm can accommodate native Arabic and Surath speakers, and understands the unique outlook, priorities, and concerns of this vibrant entrepreneurial community.

Shamil is a first-generation immigrant with personal experience running his family’s businesses. Since moving to the U.S. in 1978, graduating from Oakland University in 1982 and from the Detroit College of Law in 1984, he has been both a practicing attorney and an active entrepreneur, at the same time. He has brokered real estate transactions as a licensed real estate agent; owned and managed investment properties; and has owned and managed several businesses with dozens of employees.

Shamil’s real-world business experiences ground and inform his legal representation of every single client. Having helped close thousands of transactions in his career, he brings a wealth of experience and a commonsense approach to closing each deal. His clients’ business success is Shamil’s greatest fulfillment, and the best testimonial of his legal skill and expertise.

Shamil specializes in commercial and residential real estate transactions, corporate and business law, and liquor licensing. He also helps connect clients with financing sources to fund their transactions, including private, standard, and SBA lenders. Shamil is fluent in Arabic and Surath as well as English.

​Peter began his legal practice in 2010, during the Great Recession. His initial practice focused on representing business owners in financial trouble. He assisted clients with loan workouts/buyouts and foreclosure defense. Where those failed to resolve the situation, he represented clients in dozens of Chapter 11 (business reorganization) bankruptcies and Chapter 7 (personal) bankruptcies.

As the economy recovered and improved, Peter’s practice shifted to commercial litigation, then to business and real estate transactions, which are his current areas of practice. Besides representing clients in purchases and sales, Peter also helps clients navigate complex contractual matters; arrange for corporate formation and organization; lend and borrow money; and plan for generational succession of both business and personal assets.

Besides practicing as an attorney, Peter also works full-time as a title insurance agent and 1031 exchange facilitator. He is also a licensed real estate agent. Peter’s hands-on work in these fields helps him meet his clients’ transactional goals intuitively, creatively, and effectively.

Outside of the office, Peter is involved in the Michigan Land Title Association, serving on several committees and spearheading attempts to increase cooperation between title agencies. He is also an active member of the Real Property Law Section of the Michigan Bar Association; the Chaldean American Bar Association; and the Chaldean American Chamber of Commerce.

Liz clerked for Halabu P.C. during her final year of law school in 2014, joined as an associate after passing the bar in 2015, and made partner in 2018. Liz’s focus is real estate law, specifically guiding clients through the title insurance and closing process. She leverages her legal knowledge and extensive underwriting experience to clear issues that cloud title, including navigating issues such as probate, estate planning, foreclosure, invalid deeds, and lien resolution, to eliminate risks for both buyers and sellers.

Liz also advises clients on 1031 exchanges as a Certified Exchange Specialist, and facilitates the exchanges in-house. She specializes in structuring reverse and improvement exchanges, allowing her clients the opportunity to take advantage of the lucrative and little-known tax incentive. Additionally, she provides Continuing Legal Education courses to real estate professionals on 1031 exchanges to promote wider understanding and knowledge around the subject.

Liz is passionate about the real estate and title insurance industries and is a member of the Real Property Law Section of the State Bar of Michigan and CREW Detroit. She serves as Chair of the Title Agent and Associate Member Committee and as Chair of the Education Committee, both for the Michigan Land Title Association, and is active in the American Land Title Association, having spoken numerous times for both associations.
